CCTV drain surveys — what to expect

A CCTV survey takes 45–90 minutes for a typical residential property. The engineer accesses the system at the nearest inspection chamber, inserts the camera, and maps the full run.

The resulting report grades every fault against WRC/Sewerage Sector guidance codes — the same standard used by water companies and surveyors. It identifies root intrusion, joint displacement, cracking and deformation with accurate distance measurements from the nearest chamber.

Solicitors accept our reports for property purchases. Insurers accept them for subsidence and flooding claims. Water companies accept them for adoption and dispute purposes.

Drainage faults rarely look the same in two postcodes. Hard-water areas like Kent and Hertfordshire build up calcium scale that needs descaling jets. Clay-heavy soils in the Midlands shift over decades and shear pipe joints. A local engineer who knows your area's soil type and pipe stock diagnoses faster and gives better quotes.

Shared-sewer rules vary widely across the UK. Post-1937 properties usually drain into sewers that became the water company's job in 2011. Pre-1937 builds often retain private runs that homeowners must maintain. Knowing which side of that line your property falls on affects who pays for repairs and how fast.

Do you handle commercial drainage?

How long does a drain unblocking take?
Most residential blockages are cleared within 60–90 minutes. A grease-heavy kitchen drain may need two jetting passes. Collapsed or root-damaged pipes need a CCTV survey first to scope the repair, which typically adds 30–60 minutes.
Do I need planning permission to repair a drain?
Not for like-for-like repairs. Replacing a collapsed section of the same size and material is permitted development. You may need Building Regulations sign-off if you're rerouting drainage or connecting a new property, which your engineer will advise on.
Who is responsible for the drain — me or the water company?
Private drains on your property serving only your home are your responsibility. Shared sewers and public sewers became the water company's responsibility in October 2011 under the transfer of private sewers regulation. If multiple properties share a drain, the water company usually owns it. Your engineer can check at the time of visit.
Can you reline a drain without digging?
Yes — patch lining and CIPP (cured-in-place pipe) relining can repair cracks, joint failures and minor collapses without excavation. We assess suitability with a CCTV survey first. Not all pipe configurations or damage types are suitable for no-dig repair.
What does a CCTV drain survey report include?
A full WinCan-compliant report with timestamped HD footage, annotated fault locations, pipe dimensions and condition grading. Most surveys also include a scaled drainage plan. The report is accepted by solicitors, surveyors, insurers and water companies.
